Franchise shortlist sheet: each brand's franchise enquiry inbox from its own website, the day your 14-day FDD wait ends, and a call list of current and former franchisees
Partner programme opening soon: join the free waitlist. Planned terms are 50% of each referred sale (75% once you have 5+ paying customers), single level, paid through Gumroad only from revenue received.
What you get: one Google Sheet for anyone comparing franchises. The brands tab holds one row per franchise brand with its franchise enquiry inbox, a general inbox, a phone number, the page each was found on and a plain Next step. The fdd tab logs the day you received each brand's Franchise Disclosure Document and works out the first day you may sign or pay (14 calendar days later under the US FTC Franchise Rule), next to the fees and outlet numbers you copy from Items 5, 6, 7, 19 and 20. The calls tab is your list of current and former franchisees to phone before you decide. Formulas are below. The example rows are made up.

Who this is for
- People thinking of buying a franchise who have a long list of brands and want one place to track who answered, which disclosure documents arrived and what each one costs.
- Franchise consultants and small business advisers who help a client compare five or ten brands and want the same columns for each.
What the FTC Franchise Rule says, in the parts this sheet uses
From 16 CFR Part 436 on eCFR, read 27 October 2026:
- 14 calendar days. It is an unfair or deceptive act for a franchisor "to fail to furnish a prospective franchisee with a copy of the franchisor's current disclosure document … at least 14 calendar-days before the prospective franchisee signs a binding agreement with, or makes any payment to, the franchisor or an affiliate" (§ 436.2(a)). Payment counts too, so a deposit is covered.
- 7 calendar days for a changed contract. If the franchisor alters the agreement unilaterally and materially, you must get the revised agreement at least seven calendar days before you sign it. Changes you asked for in negotiation do not restart that clock (§ 436.2(b)).
- Delivery by email counts. The document is furnished if it was hand-delivered, faxed, emailed or otherwise delivered by the required date (§ 436.2(c)). So log the day it reached you.
- Item 5 is initial fees, Item 6 other fees in a table (royalties, advertising and others), Item 7 your estimated initial investment, Item 19 financial performance representations (if a franchisor gives none, it must say so), and Item 20 outlet numbers for the last three fiscal years.
- Item 20 lists the people to call. It must give the names of current franchisees with the address and phone number of their outlets, and the name, city and state and phone number of every franchisee whose outlet was terminated, cancelled, not renewed or otherwise left the system in the last completed fiscal year, with the line "If you buy this franchise, your contact information may be disclosed to other buyers when you leave the franchise system."
The Franchise Rule is US federal law and covers franchises to be located in the United States or its territories, unless an exemption in subpart E applies (§ 436.2). If you are buying outside the US, the 14-day rule above does not apply as written, but the same columns are still the right questions to ask. The FTC's own buyer guide also suggests visiting franchised outlets near you and talking to the owners.
Step 1: list the brands and their franchise pages
Make a list of the brands you are considering. For each one, open its website and copy the address of its franchise page (often /franchise, /franchising or /own-a-franchise). If you cannot find one, use the homepage.
Step 2: run the contact scraper on those pages
Open the website contact scraper and paste the franchise page addresses, one per line:
What it does, as written in the Actor's input schema and code on 27 October 2026:
- It fetches the address you give first, so the franchise page itself is read, then follows the most contact-like links on that page (contact, about, support, locations and similar) up to
maxPagesPerSite. - By default it keeps only shared role mailboxes.
franchise@,partners@,partnerships@,sales@andinfo@are on its role list, and so is an address likefranchiseenquiry@(it ends in a role word).franchising@anddevelopment@are not on the list, so they are dropped and only counted inpersonalEmailsDropped. If that count is above 0 and you found no franchise inbox, look at the franchise page by hand. - Each email comes as
emails/N/emailwithemails/N/foundOn(the page it was first seen on) and, withcheckEmailMxon,emails/N/mxValid(the domain can receive mail). Phones come in international format inphones/N/phone. - Duplicate domains are removed, so give one address per brand.
- It follows robots.txt and reads each site's terms. Some rows come back as
blocked-by-terms,blocked-by-tos-listorblocked-by-robots; check those by hand.
Export the dataset as CSV. In your sheet use File → Import → Upload, choose "Insert new sheet", untick "Convert text to numbers, dates and formulas" (otherwise +1... numbers lose their plus sign), and rename the tab scrape. The formulas find columns by header name.
Free route
For three or four brands, make a scrape tab with the headers domain, status (type ok), emails/0/email, emails/0/foundOn, emails/1/email, emails/1/foundOn, phones/0/phone and copy the details from each franchise page. The formulas work the same.
Step 3: build the brands tab
Create a tab named brands, put these headers in row 1 and these formulas in row 2, and fill down as many rows as scrape has.
| Col | Header | Formula (row 2) |
|---|---|---|
| A | Brand site | =IFERROR(INDEX(scrape!$A2:$ZZ2, MATCH("domain", scrape!$A$1:$ZZ$1, 0)), "") |
| B | Status | =IFERROR(INDEX(scrape!$A2:$ZZ2, MATCH("status", scrape!$A$1:$ZZ$1, 0)), "") |
| C | Franchise inbox | =IFERROR(INDEX(FILTER(scrape!$A2:$ZZ2, REGEXMATCH(scrape!$A$1:$ZZ$1, "^emails/\d+/email$"), REGEXMATCH(TO_TEXT(scrape!$A2:$ZZ2), "(?i)franchis|partner")), 1), "") |
| D | General inbox | =IFERROR(INDEX(FILTER(scrape!$A2:$ZZ2, REGEXMATCH(scrape!$A$1:$ZZ$1, "^emails/\d+/email$"), scrape!$A2:$ZZ2<>"", scrape!$A2:$ZZ2<>C2), 1), "") |
| E | Phone | =IFERROR(INDEX(scrape!$A2:$ZZ2, MATCH("phones/0/phone", scrape!$A$1:$ZZ$1, 0)), "") |
| F | Found on | =IFERROR(INDEX(scrape!$A2:$ZZ2, MATCH(SUBSTITUTE(INDEX(scrape!$A$1:$ZZ$1, MATCH(C2, scrape!$A2:$ZZ2, 0)), "/email", "/foundOn"), scrape!$A$1:$ZZ$1, 0)), "") |
| G | Next step | =IFS(B2<>"ok", "Check the website by hand", C2<>"", "Ask for the FDD at the franchise inbox", D2<>"", "Ask the general inbox who handles franchise enquiries", E2<>"", "Call and ask who handles franchise enquiries", TRUE, "Use the enquiry form on the franchise page") |
Column C looks for an inbox with "franchis" or "partner" in it. Column F finds which emails/N/email header holds that inbox, swaps it for emails/N/foundOn and returns the page. Many brands only take enquiries through a form; that is what the last next step is for.
Step 4: the fdd tab
Headers in row 1: Brand, FDD received, First day to sign or pay, Revised agreement received, First day to sign revised agreement, Item 5 initial fee, Item 6 royalty, Item 7 total investment, Item 19 earnings info?, Item 20 outlets start → end of last year, Item 20 left last year, Status. Type dates as dates.
| Col | Header | Formula (row 2) |
|---|---|---|
| C | First day to sign or pay | =IF(B2="", "", B2+14) |
| E | First day to sign revised agreement | =IF(D2="", "", D2+7) |
| L | Status | =IFS(B2="", "Ask for the FDD", TODAY()<C2, "Reading: do not sign or pay before "&TEXT(C2, "d mmm yyyy"), AND(D2<>"", TODAY()<E2), "Revised agreement: do not sign before "&TEXT(E2, "d mmm yyyy"), COUNTIF(calls!A:A, A2)<3, "Call more franchisees first", TRUE, "Ready to talk to your lawyer and accountant") |
- Column C adds 14 calendar days to the day the document reached you. That is our reading of "at least 14 calendar-days before"; if in doubt, wait one more day.
- Column E applies only when the franchisor changed the contract on its own. Changes you negotiated do not restart the clock.
- "Call more franchisees first" and the number 3 are our working rule, not a legal one. Change it to suit you.
- Copy fee amounts exactly as written in Items 5, 6 and 7, including any range or formula. Do not average or estimate them.
Step 5: the calls tab
Headers: Brand, Name, City and state, Phone, Current or former, Called on, What they said, Would they buy it again?. Copy the names and phone numbers from Item 20 of each FDD: a few current franchisees and, more important, the franchisees who left last year. Then add a summary in a tab named plan, cell A1:
- Send one enquiry per brand from the franchise inbox column, ask for the current FDD and note the day it arrives in the
fddtab. - Do not pay a deposit or sign anything before the date in column C.
- Earnings figures that are not in Item 19 are a reason to ask questions. Write down who said them and when.
- Use Item 20 numbers only to ask former and current franchisees about their own experience. Do not add them to a mailing list.
- Take the FDD and the agreement to a franchise lawyer and an accountant before you sign.

Frequently asked questions
When can I sign a franchise agreement or pay a deposit?
Under the US FTC Franchise Rule, not until at least 14 calendar days after you received the franchisor's current disclosure document (16 CFR 436.2(a)). The sheet adds 14 days to the date you log.
Where do I find people to ask about a franchise?
Item 20 of the disclosure document must list current franchisees with outlet phone numbers and the franchisees who left the system in the last completed fiscal year.
Does the scraper find franchising@ addresses?
No. By default it keeps only role mailboxes on its list, and franchising@ is not on it, so it is dropped and counted in personalEmailsDropped. franchise@ and partners@ are kept.
What does the Unadhi Actor cost?
No Actor fee during launch. You pay Apify only for the usage of each run; Apify's free plan includes $5 of usage a month.
