Builder insolvency check before buying an under-construction flat in Andhra Pradesh, Vizag and Vijayawada (NCLT Amaravati Bench + IBBI)

Official pages read on 22 Oct 2026 · Not legal advice · Government websites change, so re-check before you rely on a step.

Short answer: before you book or pay the next instalment on an under-construction flat in Vizag, Vijayawada or anywhere in Andhra Pradesh, run two free searches on the builder company: (1) its name on the IBBI public announcements page, and (2) a Party Name search on NCLT case status with the Amaravati Bench (NCLT lists it for the State of Andhra Pradesh). If either shows the company, stop paying and get a lawyer's advice.

Check 1: IBBI public announcements (2 minutes)

When a company enters an insolvency process, a public announcement is listed on the IBBI Public Announcement page. Open it and type the builder company's name (as written on its RERA registration or your booking form) in the search. The page lists four kinds of announcement:

Each row shows: "Type of PA | Date of Announcement | Last date of Submission | Name of Corporate Debtor | Name of Applicant | Name of Insolvency Professional | Public Announcement", with the announcement itself as a PDF. If the builder appears, note the type, both dates and the professional's name, and download the PDF.

The same page has a "CIN Specific Subscription" box (your email plus the "Company CIN"), so you can be alerted if a new announcement is listed for that company. Ask the builder for its CIN (company identification number) in writing; a builder that won't share it is a signal in itself.

Check 2: NCLT case search for the builder (Amaravati Bench)

An insolvency case starts with a petition before the National Company Law Tribunal, so a case may exist before any IBBI announcement. NCLT's jurisdiction page lists the NCLT, Amaravati Bench for the "State of Andhra Pradesh". The builder's registered office decides the bench, so if its registered office is in another state, search that bench too.

  1. Open NCLT Case Status. It has tabs for "Filing Number", "Case Number", "Party Name" and "Advocate Name". Choose Party Name, pick Amaravati as the Zonal Bench, type the company name and fill the 6-character captcha.
  2. If that search gives trouble, the page itself points to Case History: "Please check "Case History", an alternative option to Track case status, View List of Hearings, Interim Orders, Judgement, Associated Applications etc."
  3. On NCLT Case History you can search by Party Name (with "Exact Search" or "Wrap Search") or by CIN Number. Its format note reads: "First letter followed by 5 digits, 2 letters, 4 digits, 3 letters, and 6 digits."
  4. For any match, open the case details ("All Hearings", "Party Details", "Case Proceeding Details") and note the case number, the parties, the status and the next date. Orders can also be searched by "Petitioner/Respondent" name on the NCLT orders page.

Reading what you find

What you seeWhat it can mean (check with a lawyer)
No IBBI announcement and no NCLT caseNothing found on these two public searches today. It says nothing about the builder's finances, so repeat before each big payment.
An NCLT case with the builder as respondent, no IBBI announcementA petition may be pending. Read the case status and orders, and ask the builder in writing what the case is.
An IBBI announcement of a corporate insolvency resolution processThe company is in a formal process run by an insolvency professional. Don't pay further money until a lawyer has advised you.
A liquidation announcementA later stage. Get legal advice before anything else.

Already booked and the builder is listed?

The announcement shows a "Last date of Submission". How a flat buyer's claim is filed, what happens to the project, and how RERA and insolvency law interact are not covered here: we have not read those rules on the official sites yet (to verify). Read the announcement PDF, keep your booking papers and payment receipts together, and speak to a lawyer before that date.

FAQ

How do I check if a builder in Vizag or Vijayawada is under insolvency?

Search the builder company's legal name on the IBBI public announcements page, then do a Party Name search on NCLT case status with the Amaravati Bench selected. NCLT lists the Amaravati Bench for the State of Andhra Pradesh.

My Andhra Pradesh builder's registered office is in Hyderabad. Which bench do I search?

The bench follows the company's registered office, so search the Hyderabad Bench as well as Amaravati. Searching both costs nothing.

Is the NCLT and IBBI check free?

Yes. The IBBI public announcement list is open, and the NCLT case status and case history searches ask only for a captcha. We didn't see a login for these searches.

The builder's name is on IBBI. What should I do?

Don't pay more money yet. Note the type of announcement and the last date of submission, download the announcement PDF, and talk to a lawyer before that date. We haven't covered the claim process here (to verify).

No result on IBBI or NCLT. Is the builder safe?

It only means nothing was found on these two searches that day. Check the project's AP RERA page and updates too, and repeat the search before each big payment.
