Free flat booking cancellation refund calculator: booking amount forfeit vs full refund with interest (RERA, Telangana and Andhra Pradesh)
What it does: you paid a builder for a flat and now the booking is being cancelled. Enter the flat price, your payments with dates, the booking amount written in your agreement, and whether the agreement for sale was registered. You get two estimates side by side: (A) you cancel and the builder is not at fault (booking amount kept, balance refunded), and (B) the builder is at fault (everything back plus interest at the rate you enter). It also flags payments above the 10% limit taken before registration. It runs in your browser and nothing is uploaded.
Payments you made (date and amount, up to 5):
How to use it: read our guides first, cancelling a booking in Telangana and in Andhra Pradesh. If the builder does not pay, see the RERA complaint guides for Telangana and Andhra Pradesh. The figures in the boxes are placeholders, not a real project. The interest box is left empty on purpose, because we don't publish today's MCLR.

How is the refund worked out if I cancel a flat booking?
If the builder is not at fault, clause 7.5 of the Telangana RERA model agreement for sale lets the builder forfeit the booking amount. The rest of what you paid comes back within three months, or when the flat is resold, whichever is later. The tool subtracts the booking amount stated in your agreement from what you paid.
What if the builder is at fault?
Section 18 of the RERA Act: if possession is not given as agreed and you withdraw, the builder returns the amount received with interest and compensation. The tool adds simple interest from each payment date at the rate you enter. Telangana rule 15 sets the rate at the highest SBI MCLR plus 2%. Compensation is decided separately and is not included.
What is the 10% rule?
Section 13(1) of the RERA Act: a builder shall not take more than 10% of the cost as an advance or application fee before a written agreement for sale is signed and registered. AP-RERA's FAQ (Q66, Q85) says the same. The tool flags any payment above 10% made without a registered agreement.
Is the interest simple or compound?
The rules we read give the rate but not the method. The tool shows simple interest as an estimate, so treat the method as to verify.
Is this legal advice?
No. It is arithmetic on your numbers. Your agreement, the RERA authority or a court decides the actual refund. Not legal advice.
