What does this checklist cover?
The official checks a buyer can do themselves before and after buying a flat, house, plot or land in Telangana or Andhra Pradesh: RERA registration, the prohibited property list, the land record, layout and building approvals, the encumbrance certificate, market value, tax dues, stamp duty, registration and mutation. Each step links to the government portal and to our guide with the details we read on the official pages.
Is a clean checklist proof that the property is safe to buy?
No. These are self-checks of public records. They do not replace a title search by a property lawyer, especially for land or old layouts.
Can someone living abroad buy agricultural land in Telangana or Andhra Pradesh?
Under the RBI's Master Direction on acquisition and transfer of immovable property under FEMA, a non-resident Indian or OCI cardholder cannot buy agricultural land, a plantation or a farm house (buying or receiving it as a gift is excluded; inheritance is treated differently). The tool shows a Red flag for this case; confirm your situation with a lawyer.
Why are some portals slow or not opening?
State portals sometimes go down or block traffic from outside India. Try again later, or from an Indian connection. Our guides note when a step needs a login or OTP.
