Encumbrance certificate (EC) online in Telangana and Andhra Pradesh: what it shows and what it misses

Last updated 13 Oct 2026 · Telangana and Andhra Pradesh

Short answer. An encumbrance certificate (EC) lists the documents registered at the Sub-Registrar offices against a property for the period you search, such as sales, gifts and mortgages. In Telangana you search it on the Registration & Stamps Department's Encumbrance Search; in Andhra Pradesh on the IGRS AP EC page. A clean EC is a good sign, but it only shows registered documents, so it is one check among several, not proof of clear title.

Why buyers ask for it

The EC is the quickest way to see the chain of registered transactions: who sold to whom, and whether the property was mortgaged by registered deed. If the seller's name is not the last owner in the EC, stop and ask why.

How to search (both states)

  1. Get the property details from the seller's documents: document number and year, Sub-Registrar office (SRO), survey or house/flat number, village or locality.
  2. Open the official portal for the state (links above) and choose EC search.
  3. Search for a long period. Many buyers ask for 30 years; at minimum, cover the period since the property was first sold as a flat or plot.
  4. Download or print the result and keep it with the date you searched.

Frequently asked questions

Where can I get an encumbrance certificate online in Telangana?

On the Telangana Registration & Stamps Department website, through its Encumbrance Search page at registration.telangana.gov.in.

Where can I get an EC online in Andhra Pradesh?

On the IGRS Andhra Pradesh website of the Registration & Stamps Department, from its EC page at registration.ap.gov.in.

Does a nil EC mean the property title is clear?

No. A nil EC means no registered document matched your search details for that period. It does not show unregistered deals or matters outside the registration records, so your lawyer should still verify title.

How many years should an EC cover?

There is no single rule in this guide. Many buyers and lenders ask for a long period, often 30 years; cover at least the full period since the property was first sold.
