AP-RERA agent registration for brokers in Vizag, Vijayawada and Guntur: who needs it, validity and renewal fee
Short answer: Yes, if you take a fee or commission for helping people buy or sell plots, flats or buildings in AP-RERA registered projects, AP-RERA treats you as a real estate agent. Its FAQ says the definition in section 2(zm) of the RERA Act is "very broad" and also covers web portals that sell plots or apartments. One registration covers the whole of Andhra Pradesh, it is valid for up to five years, and renewal costs Rs. 5,000 for an individual or Rs. 25,000 for anyone else (a firm or company), paid online.
Who needs AP-RERA agent registration
From AP-RERA's own FAQ page:
- Brokers and agencies involved in selling or buying in registered projects (Q20, section 2(zm)).
- Web portals that sell plots or apartments. They must follow the Act's duties too (Q20).
- Existing buyers who refer friends for a fee. AP-RERA says anyone who refers a transaction and receives remuneration or charges must register (Q98).
- Brokers abroad advertising outside India: the same rule applies if the project is registered with AP-RERA (Q99). This matters if you market Vizag or Vijayawada projects to NRIs in the Gulf or the US.
Builder's own sales staff? AP-RERA's FAQ doesn't give a yes or no. It only points back to the section 2(zm) definition (Q102). Ask AP-RERA or your lawyer if this is you.
Validity, area and renewal
- One registration for the whole state. Your registration from Visakhapatnam also works in Vijayawada, Guntur or Tirupati. The promoter still names which agent will handle each project (Q96).
- Valid up to five years (Q93, Q101).
- Renewal fee: Rs. 5,000 (individual) or Rs. 25,000 (anyone other than an individual), paid online with the renewal application, plus the same updated documents as a new registration under Rule 10(1)(a) to (f). A renewal is again valid for five years (Q94).
- Not transferable to another agent, or to another state if you move your office (Q103). A Telangana broker needs a separate TG-RERA registration.
- Deemed registration: if AP-RERA doesn't tell you about deficiencies or reject your application within 30 days, you are deemed registered (Q97).
- New registration fee: AP-RERA's FAQ refers to GO MS No. 642 (12/09/2017), GO MS No. 648 and Rule 10(2) of the AP RERA Rules, 2017 (Q101). We haven't checked the amount, so confirm it on the AP-RERA agent page before you apply.
Broker's 6-point check
- You hold your own AP-RERA agent registration and know its expiry date (five years from grant).
- You've diarised renewal well before expiry, with the Rule 10(1) documents updated.
- Your name appears in the AP-RERA approved agents report (to verify: search fields on that report).
- You only promote projects showing "APRERA Registered" in Search RERA Projects.
- Every ad carries the project's registration number and the "RERA Registered" stamp. See our AP-RERA stamp page.
- Anyone referring buyers to you for a share of the fee knows they may need their own registration (Q98).
