AP-RERA registration stamp in property ads (Vizag, Vijayawada, Guntur, Tirupati)
Short answer: For new-project ads in Visakhapatnam (Vizag), Vijayawada, Guntur or Tirupati, AP-RERA says the project's registration number must appear in every advertisement, and the ad must carry AP-RERA's "RERA Registered" stamp (Annexure-I): not less than 10% of the ad's length and breadth (whichever is higher), placed in the top half of the ad, with the registration number in Arial Bold and centre-aligned. A promoter can advertise only after the project (or phase) is registered.
What AP-RERA asks for in ads
- The project or phase is already registered with AP-RERA before any ad goes out (AP-RERA FAQs: advertise only after registration).
- Every advertisement carries the project's AP-RERA registration number (AP-RERA FAQs: it is mandatory that marketing ads carry the registration number issued by the Authority).
- The "RERA Registered" stamp follows Annexure-I: size not less than 10% of the ad's length and breadth (whichever is higher), on the top half (not lower than 50% of the total height from the top edge), registration number in Arial Bold and centre-aligned. Keep the stamp's colour scheme and proportions as in the soft copies AP-RERA serves.
Where to confirm a project's registration
Open https://rera.ap.gov.in (APRERA home) and use Search RERA Projects. Results show Application No, Registration No, Project Name, Promoter Name, Place and Status. Only a status of APRERA Registered means the project is registered; a shortfall or other status is not the same thing. Project detail pages that ask for a mobile OTP are (to verify) from abroad.
Before you post: 6-point check
- Project/phase status on the AP-RERA search is "APRERA Registered".
- The registration number on the creative matches that search result.
- The "RERA Registered" stamp is on the top half of the ad.
- Stamp length and breadth are each at least 10% of the ad's corresponding dimension (whichever of length/breadth is higher, per Annexure-I).
- The registration number inside the stamp is Arial Bold and centre-aligned.
- You're not running a pre-registration or "EOI only" creative for an unregistered project.
Selling in Hyderabad as well? TG-RERA uses a different rule (top-right box with permit no., registration no. and rera.telangana.gov.in). See our TG-RERA ad box page. Buying in AP as an NRI instead? See our Meebhoomi NRI check page.
We don't certify ads. AP-RERA's own guidelines override this page. Not found as AP-RERA rules (so we don't state them as rules): top-right placement, a minimum font size for contact details, agent number in every ad, or a fixed format for resale/rental posts.
A one-page check for the AP-RERA stamp (size, top half, Arial Bold number) and the TG-RERA top-right box, so you can run it before every creative.

Can I advertise a project before AP-RERA registration?
AP-RERA's FAQs say a promoter can advertise only after the project has been registered. Don't run pre-launch creatives for an unregistered project.
What size must the RERA Registered stamp be?
Annexure-I says the length and breadth of the stamp must not be less than 10% of the length and breadth (whichever is higher) of the advertisement.
Where on the ad should the stamp sit?
Annexure-I says on the top half of the advertisement — not lower than 50% of the total height from the top edge.
Do agents have to show their own AP-RERA agent number in every ad?
We didn't find an AP-RERA rule that requires the agent's own number in every ad. Showing it is good practice; we won't call it mandatory. Agents who facilitate sales in registered projects need their own registration.
Does using your checklist make my ad RERA compliant?
No. The checklist helps you catch missing details before you publish. Only AP-RERA decides compliance, and this isn't legal advice.

Not legal advice. We don't check properties or certify ads. A lawyer must confirm title, and the Authority's own notices override anything on this page.
