Encumbrance certificate (EC) online in Telangana: how to check an EC for a Hyderabad flat or plot on IGRS
Short answer: In Telangana, the encumbrance certificate (EC) search is on the IGRS portal, registration.telangana.gov.in, and it needs a citizen login. When we opened the Encumbrance Search (EC) page on 14 Oct 2026, it showed a User Login box (User Type such as Citizen, Mobile/Email ID, Password and a captcha, with "New Users? Register"). An EC lists registered transactions on a property. It doesn't show unregistered deals, so it can't be your only check before you pay a token amount in Hyderabad.
Why this matters if you're buying from abroad
The Telangana Registration & Stamps Department's own Property Transaction Advisory tells buyers, as its first point, to verify the EC and copies of the registered documents (the portal's "CC" service) before buying, "to ensure the property has marketable title". The same advisory warns about colour photocopies passed off as originals and says "There are several cases of forged power of attorneys including fabricated powers as if given by NRI principals."
What an EC shows and what it misses
- Shows: registered transactions on the property, such as sales and mortgages. IGRS Andhra Pradesh's Registration FAQ (Q39) describes the EC as "a record showing registered transactions pertaining to a property". Both states' portals list the Registration Act 1908 as the Act behind registration; the Telangana registration FAQ page timed out when we tried it on 14 Oct 2026.
- A "Nil EC" means no registered deeds were found for the property and period you asked for (Q40).
- Misses: "unregistered transactions are not included in this certificate since such details are not available with Registration Department" (Q40).
- Wrong inputs give a wrong EC: the same answer warns that incomplete or inaccurate details in the application "may get a wrong EC", and that an EC "cannot be taken as a sole criterion to buy a property or lend money".
How to get the EC in Telangana (what we saw, 14 Oct 2026)
- Open registration.telangana.gov.in/EncumbranceSearch.htm. The page asks you to log in first (User Type, Mobile/Email ID, Password, captcha).
- No account yet? Use "New Users? Register" on the same box (to verify: what registration asks for, and whether an Indian mobile number or OTP is needed).
- After login, the search screens, the fields and any fee were not seen by us (to verify). Have the seller's registered sale deed open: the department's Citizen's Charter says the registration document showing the schedule property helps you enter the right details, and the ROR title deed and pattadar pass book show the correct survey and sub-division number.
- Prefer the office route? The portal links an EC application form (scanned PDF); ask the Sub-Registrar Office (SRO) whether to bring it filled in (to verify). The Citizen's Charter (prepared 15 July 2013) lists a time frame of 1 hour for an EC from the computer record and 24 hours from the manual record. Ask the SRO what applies today (to verify).
- Living abroad? A relative or your lawyer in Hyderabad can run the search with their own login.
Do these three checks with the EC
- Prohibited property check (Telangana) for the same survey or door number.
- Bhu Bharati land record check. Bhu Bharati replaced Dharani (launched 14 Apr 2025, Bhu Bharati Act 2025).
- Official copies (CC) of the link documents from the SRO, then a lawyer's title opinion. If the land is agricultural, stop: NRIs and OCIs can't buy agricultural land, plantation property or a farm house (RBI Master Direction, para 3.1.1).
We don't pull ECs for you and don't offer a checking service. This page shows what the official Telangana and IGRS pages say, as we read them on 14 Oct 2026.

Can I check an encumbrance certificate online in Telangana without logging in?
No. When we opened the Encumbrance Search (EC) page on registration.telangana.gov.in on 14 Oct 2026, it asked for a login first: User Type (such as Citizen), Mobile/Email ID, Password and a captcha. We first saw this on 9 Oct 2026.
What does an EC show for a flat or plot in Hyderabad?
Registered transactions on the property for the period you search, such as sale deeds and mortgages. A Nil EC means no registered deeds were found for that property and period.
What does an EC not show?
Unregistered transactions. IGRS AP's Registration FAQ (Q40) says these are not included because the Registration Department doesn't have them. That's why the Telangana department's own advisory also asks you to check copies of the registered documents (CC), possession and municipal or panchayat records.
I live abroad. Who can get the EC for me?
A relative or your lawyer in Hyderabad can log in and run the search, or apply at the Sub-Registrar Office with the EC application form linked on the portal. Whether the portal needs an Indian mobile number is something we have not verified.
Is a clean EC enough to buy the property?
No. The IGRS AP FAQ says an EC cannot be the sole criterion to buy a property or lend money. Not legal advice: a lawyer must confirm title.
