Prohibited property check in Telangana: how to search the list before buying a plot or flat in Hyderabad
Short answer: Before you pay a token advance for a plot or flat in Hyderabad or anywhere in Telangana, open the Registration & Stamps Department's free Prohibited Properties page, pick the district, mandal, village/town and SRO (sub-registrar office), and press Fetch. It needs no login. Bhu Bharati's "Prohibited Lands" page links to the same search. If the property appears there, stop and take it to a lawyer before any money moves.
What the search asks for (checked 14 Oct 2026)
- District: all 33 districts are listed, including Hyderabad, Rangareddy, Medchal-Malkajgiri and Sangareddy.
- Mandal, then Division and Village/Town.
- SRO office: the sub-registrar office where the property would be registered.
- Then Fetch. The page says "The information provided online is updated, and no physical visit is required."
One thing we saw: the page's "Section 22A(1): Prohibition details" pop-up said "Prohibition data is under review. it will be published soon..." when we checked it on 14 Oct 2026. So a blank result there isn't proof that a property is clear. Ask the seller's lawyer, and your own, to confirm with the SRO.
Buyer's 6-point pre-token check (Telangana)
- Run the Prohibited Properties search for the exact village/town and SRO, and screenshot the result with the date.
- Look up the land record on Bhu Bharati, which replaced Dharani in April 2025. See our Bhu Bharati guide for NRIs.
- Get the encumbrance certificate (EC) for the survey or door number. The IGRS EC search needs a citizen login (checked 9 Oct 2026).
- New project? Check its registration on rera.telangana.gov.in. See our TG-RERA ad box guide.
- Agricultural land? NRIs and OCIs can't buy agricultural land, plantation property or a farm house (RBI Master Direction, para 3.1.1).
- Keep every screenshot and PDF in one folder and give it to your lawyer. A lawyer must confirm title.
We don't check properties and don't offer a checking service. This page shows where the free government search is and what it asks for.

How do I check if a property is on the prohibited list in Telangana?
Open registration.telangana.gov.in/openProhibitedProperties.htm, choose district, mandal, division, village/town and SRO office, and press Fetch. No login was needed when we checked on 14 Oct 2026.
Is the Bhu Bharati prohibited lands list different?
Bhu Bharati's Prohibited Lands page links to the same Registration Department search (registration.telangana.gov.in/openProhibitedProperties.htm), as we saw on 14 Oct 2026.
If my plot isn't on the list, is it safe to buy?
Not necessarily. On 14 Oct 2026 the page's Section 22A(1) details pop-up said the prohibition data was under review. The list is only one check; a lawyer must confirm title.
Can an NRI do this search from abroad?
Yes, the page opened without a login when we checked. You need the district, mandal, village/town and SRO of the property, which the seller or the sale deed should give you.
Is this legal advice?
No. Not legal advice. A lawyer must confirm title. Government websites change; we checked these pages on 14 Oct 2026.
