Property tax check in Andhra Pradesh (Vizag, Vijayawada, Guntur, Tirupati): assessment number and dues

Short answer: Before you pay for a flat or house in Visakhapatnam (Vizag), Vijayawada, Guntur or Tirupati, ask the seller for the property tax assessment number and look it up on the city's official eMunicipal "Search your property" page. That page searches by Assessment Number, Old Assessment Number, Owner Name or Door Number ("search property by any one criteria"). The state CDMA Andhra Pradesh portal lists the related services: Know Your Dues, Mutation, Self Assessment and more. We don't check properties for anyone. This page shows what the official pages showed when we read them on 14 Oct 2026.

Official search pages by city (checked 14 Oct 2026)

Visakhapatnam (GVMC): the GVMC home page links e-Payment → Property Tax / Vacant Land to visakhapatnam.emunicipal.ap.gov.in, Search your property. Anakapalli and Bheemili have their own links on the GVMC page.
Vijayawada (VMC): the VMC website (vmc.ap.gov.in) returned 503 when we tried at 20:07 IST. The eMunicipal vijayawada.emunicipal.ap.gov.in, Search your property page loaded (200) with the same search form.
Guntur / Tirupati: guntur and tirupati eMunicipal search pages also loaded (200) with the same form.
The search form was identical on every city sub-site. Whether each one returns only that city's records, and what the result screen shows (dues, owner, arrears), is (to verify). We did not run a search on a real assessment number.

Step by step: check the assessment and dues

Get the assessment number from the seller's latest property tax receipt or demand notice.
Open your city's search page above and search by Assessment Number (or Door Number / Owner Name). The page notes: "The information provided online is updated, and no physical visit is required."
Vizag: GVMC's Citizen Services page tells house-tax and vacant-land-tax payers to "Enter your Assessment number in place of 'Old Assessment Number' & note your New Assessment Number". If the seller's receipt is old, look for a new number.
Compare owner name and door number with the sale deed. Any arrears should be cleared by the seller before you pay further money. Payment pages (BillDesk and others listed on the GVMC page) are (to verify). You don't need to pay anything just to look.

State services on CDMA Andhra Pradesh

The CDMA AP home page lists these property services: Know Your Dues, Self Assessment, Revision Petition, General Revision Petition, Mutation, Addition or Alteration, Demolition, Tax Exemption, Vacancy Remission, Download Proceedings, Know Your Application Status, Property Tax Calculator. It also links the Puramithra app. Services need a Citizen Login (to verify: signup, OTP). Fees, timelines and documents for municipal mutation in AP were not stated on the pages we read, so we don't quote any (to verify).

Rebates and notices

The GVMC home page carries a notice that a 5 percent rebate on property tax for FY 2025-26 was extended till 31-03-2026. That date has passed, so whether a rebate applies for the current year is (to verify) on GVMC's latest notices.

What it means for you

Green: the assessment shows the seller (or the name on the title deed) at the right door number, with no arrears, and the receipt matches the online record.
Amber: arrears due, an old vs new assessment number mismatch, or an earlier owner's name still on the tax record (mutation never done). Ask the seller to fix it and show the receipt first.
Red: no assessment number at all for a finished building, or the assessment points to a different property or owner with no paper trail. Stop and have a lawyer read the file.

What does 'Old Assessment Number' mean on GVMC?

GVMC's Citizen Services page tells house-tax and VLT payers to enter their assessment number in place of 'Old Assessment Number' and note the New Assessment Number. An old receipt may carry the old number.

Can I apply for property-tax mutation online in AP?

The CDMA AP portal lists Mutation, Know Your Dues, Self Assessment and Download Proceedings under property services, behind a Citizen Login. Fees and timelines were not on the pages we read (to verify).

Does a clean tax record mean the title is clear?
