Mutation / name transfer after purchase in Andhra Pradesh: Meebhoomi and Gram Sachivalayam
Short answer: After you buy a plot or house in Visakhapatnam (Vizag), Vijayawada, Guntur or Tirupati and the sale deed is registered, check that the revenue record shows your name. Andhra Pradesh's public land-records portal is Meebhoomi (Adangal, 1-B / ROR, survey number, LP map). The Meebhoomi home page lists revenue services available through the Gram Sachivalayam and Ward Sachivalayam, including Mutation for Transactions, Mutation for Correction and Auto Mutation. We don't run mutations for anyone.
What the official pages show
- Meebhoomi Home (checked 14 Oct 2026) lists, under revenue services via village / ward secretariat: Mutation for Transactions, Mutation for Correction, Aadhar seeding, Land Conversion for Non-Agriculture Purpose, and Auto Mutation.
- Public record views on the same portal include Adangal and ROR / 1-B. Exact search fields, captcha and any OTP after you open those pages are (to verify).
- IGRS AP (registration.ap.gov.in) shows an Auto Mutation counter on the home dashboard and a menu item for a Mutation Application (shown next to Intestate Succession / Partition Deed templates). Post-login screens are (to verify).
- The state's GSWS / CSP User Manual (PDF on apseva.ap.gov.in) defines mutation as the process through which the owner's name or particulars (including liabilities) get changed because of transactions such as succession, gift, will and purchase. The listed service is "Mutation and Title Deed Cum Pattadar Passbook" with SLA 30 (days as printed in that manual) and a document checklist: application form, registered documents, Aadhaar / other ID and address proof, passport photograph, Pattadar Passbook / ROR 1B / Adangal copies, and signature of applicant. Approval authority in the service table is the Tahsildar (Webland). Fee amounts are not stated in the extract we read — any fee is (to verify).
- The same manual also lists "Patta Sub-Division for Auto Mutation Process Form" (SLA 15 Min): payment of statutory charges that are auto-submitted at the Sub-Registrar office. Use that only if your case is a patta sub-division tied to auto mutation (to verify for your file).
Practical path after a purchase (as we read the sources)
- Keep the registered sale deed (and pull a CC / Signed CC and an EC from IGRS AP if you need copies).
- Check Meebhoomi Adangal / 1-B for the survey number: does the owner name match the deed? Result meaning and any "Auto Mutation" status labels are (to verify).
- If the name is not updated, ask at the local Gram / Ward Sachivalayam (or the channel your district uses) for Mutation for Transactions / the GSWS service "Mutation and Title Deed Cum Pattadar Passbook". Login, operator steps and payment are (to verify).
- Do not invent a fee or a fixed timeline claimed from blogs; use the SLA and checklist only as printed in the official CSP manual, and re-check before you rely on them.
What it means for you
- Green: Meebhoomi 1-B / Adangal shows your name on the right survey number, and the deed + EC line up.
- Amber: deed registered but Meebhoomi still shows the seller, or a mutation / auto-mutation is pending at the secretariat or Tahsildar. Follow up with the application ID; an application alone is not the updated record.
- Red: survey number or extent on the deed doesn't match Meebhoomi, or another name appears with no paper trail. Stop further payments until a lawyer reads the file.
Then finish the other checks
- Meebhoomi land check before you pay (pre-purchase steps).
- EC online, CC online, and prohibited property search.
- Buying from abroad? NRIs and OCIs can't buy agricultural land, plantation property or a farm house (RBI Master Direction, para 3.1.1).
We don't check properties for anyone. This page shows what Meebhoomi, IGRS AP and the GSWS CSP User Manual say, as we read them on 14 Oct 2026. Property in Hyderabad? See our Telangana Bhu Bharati mutation guide.

Is sale-deed registration enough to put my name on Meebhoomi?
Registration records the deed. The revenue record (Adangal / 1-B on Meebhoomi) still has to show your name. Meebhoomi lists Mutation for Transactions, Mutation for Correction and Auto Mutation via Gram / Ward Sachivalayam. Whether your sale updates automatically is (to verify) for your district and deed type.
What documents does the official GSWS manual ask for mutation?
The CSP User Manual service "Mutation and Title Deed Cum Pattadar Passbook" lists: application form, registered documents, Aadhaar / other ID and address proof, passport photograph, Pattadar Passbook / ROR 1B / Adangal copies, and applicant signature. SLA printed: 30. Fee amount not stated in the extract we read (to verify).
How do I check the owner name on Meebhoomi?
Open meebhoomi.ap.gov.in and use Adangal / ROR (1-B) for the district, mandal, village and survey number. Exact fields, captcha and OTP are (to verify). Compare the name with your registered deed.
What is Auto Mutation on the Meebhoomi / IGRS AP pages?
Both Meebhoomi (home) and registration.ap.gov.in show an Auto Mutation label. The CSP manual also has a "Patta Sub-Division for Auto Mutation Process Form" (SLA 15 Min) for paying statutory charges auto-submitted at the SRO. Post-login status screens are (to verify).
Do you file the mutation in Vizag or Vijayawada for me?
No. We publish DIY checklists only. We don't file mutations or confirm title. A lawyer must confirm title. Not legal advice.
