Mutation / name transfer after purchase in Telangana (Hyderabad): Bhu Bharati steps
Short answer: After you buy a plot or house in Hyderabad / Telangana and the sale deed is registered, the revenue record still has to show your name (mutation / name transfer). Telangana's land-records system is Bhu Bharati (it replaced Dharani on 14 April 2025). Bhu Bharati's own home page publishes an Application for Mutation process flow for citizens. We don't run mutations for anyone; this page shows what the official pages show, as we read them on 14 Oct 2026.
What "mutation" means here
- Registration at the Sub-Registrar puts the deed on the registration record. That is not the same as the revenue / land record showing you as the new owner.
- On Bhu Bharati, the citizen-facing label is Application for Mutation. Related services on the same home page include succession (with or without a Pattadar Passbook), passbook data correction, NALA conversion for house sites, and grievances on specific land matters.
- A clean deed plus a pending mutation is an amber flag until the name matches. A lawyer must confirm title.
Bhu Bharati mutation process flow (from the official home page)
The Bhu Bharati home page modal titled "Application for Mutation process flow" lists these five citizen steps (checked 14 Oct 2026):
- Step 1 — Data entry by Citizen
- Step 2 — Payment
- Step 3 — Citizen has to download e-Challan & Transaction summary
- Step 4 — Meeseva (eKYC)
- Step 5 — Application forwarded to department login for further processing
What happens after Step 5 inside the department login, how long it takes, and any fee amount, are (to verify) — we did not open a logged-in application. The home page also shows a separate flow for Application for NALA without Passbook that includes "Citizen Payment (Mutation)" and later "Citizen Payment (NALA fee)" — use that only if your case is a NALA conversion, not a plain purchase mutation (to verify for your file).
How to check whether your name is on the record
- Open Bhu Bharati Land Details Search (knowLandStatus). The public search asks for District, Mandal and Village, and lets you search by Survey No. / Sub-Division No., Pattadar Passbook Number, or related IDs, with a captcha. Result screens after captcha are (to verify).
- Compare the owner / Pattadar name shown with the name on your registered sale deed. A mismatch is a question for your lawyer.
- Citizen services sit under Bhu Bharati /Citizen; starting a mutation needs a citizen login at /login (to verify: signup, OTP, payment gateway).
- Keep the registered deed handy. You can also pull a copy of the registered document (CC) and an encumbrance certificate (EC) from IGRS Telangana.
What it means for you
- Green: Bhu Bharati Land Details Search shows your name (or the name on the deed) on the right survey / Khata, and the deed + EC line up.
- Amber: the deed is registered but the land record still shows the seller, or the mutation application is "forwarded to department" with no update yet. Ask the department status (to verify); don't assume registration alone finished the job.
- Red: the survey / Khata on the deed doesn't match what Bhu Bharati shows, or someone else's name appears with no explanation. Don't pay further instalments or start construction until a lawyer reads the file.
Then finish the other checks
- Bhu Bharati land check before you pay (pre-purchase steps).
- EC online, CC online, and prohibited property check.
- Buying from abroad? NRIs and OCIs can't buy agricultural land, plantation property or a farm house (RBI Master Direction, para 3.1.1).
We don't check properties for anyone. This page shows what Bhu Bharati's own pages say, as we read them on 14 Oct 2026. Property in Andhra Pradesh? See our AP mutation / Meebhoomi name-transfer guide.

Is registration the same as mutation in Telangana?
No. Registration records the deed at the Sub-Registrar. Mutation / name transfer updates the revenue land record (on Bhu Bharati) so the owner name matches. Bhu Bharati publishes a separate Application for Mutation process flow.
What are the official Bhu Bharati mutation steps?
From the Bhu Bharati home page modal (checked 14 Oct 2026): (1) Data entry by Citizen, (2) Payment, (3) download e-Challan & Transaction summary, (4) Meeseva (eKYC), (5) Application forwarded to department login for further processing. Post-login department steps are (to verify).
How do I check if my name is updated after purchase?
Use Bhu Bharati Land Details Search (knowLandStatus): District, Mandal, Village, then Survey No. / Sub-Division No. or Pattadar Passbook Number, plus captcha. Compare the owner name with your deed. Result screens after captcha are (to verify).
Do you run the mutation for me?
No. We publish DIY checklists only. We don't file mutations, inspect properties or confirm title. A lawyer must confirm title.
Can an NRI buy agricultural land and then mutate it?
NRIs and OCIs can't buy agricultural land, plantation property or a farm house (RBI Master Direction, para 3.1.1). Mutation does not fix a purchase that was not allowed. Not legal advice.
