How to get a copy of a registered sale deed (CC) online in Telangana / Hyderabad
Short answer: In Telangana, a copy of a registered document (CC) is the text of the registered deed itself (for example a sale deed). An encumbrance certificate (EC) is only the list of registered transactions on that property. The Registration & Stamps Department's own Property Transaction Advisory tells buyers to verify both the EC and copies of the registered documents before buying, "to ensure the property has marketable title". On the department portal you can open the CC of Document page (labelled for registered documents, on payment; also a "New Registrations Only" line) and a scanned CC application form. The department says the information provided online is updated and no physical visit is required — the post-login and payment screens are (to verify).
CC vs EC (why you need both)
After you have an EC for a Hyderabad flat or plot, the next search buyers run is for a copy of the sale deed online. The EC shows that a deed was registered; the CC is the deed text. The same advisory also warns about colour photocopies passed off as originals and about forged powers of attorney, including fabricated powers as if given by NRI principals — so matching the CC to the seller's papers matters.
How to apply for a CC in Telangana (what the official pages show)
- Open registration.telangana.gov.in. Under Downloads the portal lists CC APPLICATION and EC APPLICATION.
- Open CC of Document. The page heading follows the department's "CC of Document" / "Copies of Registered Documents (On Payment)" wording, plus a line for new registrations only. It also says the information provided online is updated and no physical visit is required.
- The portal shows a Login entry. Whether the full CC request needs a citizen login, captcha, OTP or online payment is (to verify) — we did not complete a request for this page.
- Prefer the office route? Download the scanned CC application form (PDF). The form asks for a description of the document(s), names of executant and claimant, village and street, survey no. / door no., and the year for the search. Ask the Sub-Registrar Office (SRO) whether to bring it filled in (to verify).
- Have the seller's registered document number, registration year and SRO ready — the same identifiers you used for the EC.
Fees and time (from official fee table and Citizen's Charter)
The department's Registration Fees notification (read from the official scanned PDF on 14 Oct 2026; same page also lists the EC fees) sets Rs 500 per certificate for "Conducting search and issue of" a CC. Whether the online payment screen today shows the same figure is (to verify).
The Citizen's Charter (prepared 15 July 2013) lists a time frame of 1 hour for issue of an EC and CC through the computer record, and 24 hours from the manual record. Ask the SRO what applies today (to verify).
What it means for you
- Green: you can download or collect a CC whose document number, year, parties and property schedule match the seller's papers and the entries on your EC.
- Amber: the portal asks for a login or OTP you can't complete from abroad, or the SRO says only a paper application is accepted. A relative or lawyer in Hyderabad can apply; don't skip the CC.
- Red: the seller won't share the registered document number, offers only a colour photocopy "as the original", or pushes you to pay a token before you have both the EC and the CC. Don't pay.
Then finish the title checks
- Encumbrance certificate (EC) online in Telangana — pair it with this CC.
- Prohibited property check and Bhu Bharati land record check.
- Stamp duty and registration charges and market value (unit rate) check.
- Buying from abroad? NRIs and OCIs can't buy agricultural land, plantation property or a farm house (RBI Master Direction, para 3.1.1). Signing through someone in India? See our Telangana power of attorney page.
We don't check properties for anyone. This page shows what the Telangana Registration & Stamps Department's own pages say, as we read them on 14 Oct 2026. Property in Andhra Pradesh? See our AP CC online guide.
