How to get a CC / Signed CC online in Andhra Pradesh (Vizag, Vijayawada, Guntur, Tirupati)
Short answer: In Andhra Pradesh you can apply online for a copy of a registered document (CC) and for a Signed CC from the Registration & Stamps Department's IGRS AP portal. The EC & CC landing page lists a CC tile, Signed CC, a CC User Manual and a CC application form. The department's CC Module User Manual (2024) walks through login → New CC → District / SRO / link document no. / registration year → pay online → Download CC. IGRS AP's Registration FAQ (Q41) says any person may obtain a copy of a registered document relating to immovable property; wills have separate rules.
CC vs EC (why you need both)
An encumbrance certificate (EC) lists registered transactions on the property. A CC is the deed text itself. After the EC, buyers search for a copy of the sale deed online — especially in Visakhapatnam (Vizag), Vijayawada (NTR), Guntur and Tirupati. Pair them before you pay a token amount.
Online steps (from the official 2024 CC Module User Manual)
- Open registration.ap.gov.in/igrs and go to the EC & CC landing page. It shows tiles for EC Search, CC, Signed EC, Signed CC, and buttons for the EC and CC user manuals.
- The CC tile links to CARD PRIMME at cardprimme.rs.ap.gov.in/PDE. The manual says: search the APIGRS site, open PRIMME Data entry & Document Generation, then log in with registered Email or Mobile number or Aadhaar.
- After login, open the CC tile, read the note, and click the New CC button (new-request button on the department screen; exact label may vary — to verify). Choose District and Sub-registrar office, enter the link Document No. and Registration Year, then Get Details.
- If the link document is available, the screen shows parties and property details with a CC request button. After you request, status moves to Pay online.
- The manual's payment screen shows, for every CC request: Registration Fee Rs 200, User charges Rs 100, Stamp Duty charges Rs 20. After payment succeeds, use Verify Payment, then Download CC.
- Book 1 documents only online; for Book 3 and Book 4 the manual says contact the SRO. Login, OTP, captcha and the live payment gateway are (to verify) from abroad — a relative or lawyer in AP can run this.
Paper / MeeSeva route
IGRS AP also publishes a scanned CC application form under Downloads on the same landing page (description of document, executant, claimant, village/street, survey/door no., year of search). Open it from EClandingPage rather than a direct PDF link. FAQ Q41 notes that copies can be obtained through MeeSeva kiosks in many districts of AP, and mentions stamp paper of Rs 20 along with a fee of Rs 100 + user charges for that route — confirm at the kiosk or SRO before you pay (to verify).
The department's Citizen's Charter lists a time frame of 1 hour for issue of an EC and CC through the computer record (and a longer manual path). Ask what applies today (to verify).
Who can get which document (FAQ Q41)
- Immovable property: any person may obtain a copy of a registered document relating to immovable property.
- Registered will: only the testator during their lifetime; after death, any person on production of the death certificate.
- GPA and documents relating to movables: executant / claimant or their agent or representative only.
What it means for you
- Green: you can download a CC (or Signed CC) whose document number, year, parties and property schedule match the seller's papers and your EC.
- Amber: "Link document not available", Book 3/4 only at the SRO, or login/OTP you can't finish from abroad. Use a relative, lawyer or MeeSeva; don't skip the CC.
- Red: the seller won't share the registered document number, offers only a colour photocopy "as the original", or pushes a token before you have both the EC and the CC. Don't pay.
Then finish the title checks
- Encumbrance certificate (EC) online in Andhra Pradesh — pair it with this CC.
- Meebhoomi land record check and prohibited property search.
- AP stamp duty and registration charges and AP market value check.
- Buying a flat in a project? Verify its AP-RERA registration. Signing from abroad? See our AP power of attorney page. NRIs and OCIs can't buy agricultural land, plantation property or a farm house (RBI Master Direction, para 3.1.1).
We don't check properties for anyone. This page shows what IGRS AP's own pages and the 2024 CC Module User Manual say, as we read them on 14 Oct 2026. Property in Hyderabad or elsewhere in Telangana? See our Telangana CC online guide.

How do I get a CC of a registered document online in Andhra Pradesh?
Open the EC & CC landing page on registration.ap.gov.in/igrs, go to CARD PRIMME, log in with Email, Mobile or Aadhaar, open the CC tile, enter District, SRO, link Document No. and Registration Year, request the CC, pay online, then Download CC. Steps summarised from the department's 2024 CC Module User Manual.
What is the difference between CC and Signed CC on IGRS AP?
Both sit on the EC & CC landing page as separate tiles. We did not open a Signed CC request end-to-end, so what the Signed CC file contains beyond the CC is (to verify) on that screen or with the SRO.
How much does an online CC cost in Andhra Pradesh?
The 2024 CC Module User Manual shows on the payment screen: Registration Fee Rs 200, User charges Rs 100 and Stamp Duty charges Rs 20 per CC request. The FAQ's older MeeSeva note mentions stamp paper of Rs 20 and a fee of Rs 100 + user charges — confirm before you pay.
Can anyone get a copy of a registered sale deed in AP?
Yes for immovable property, per Registration FAQ Q41. A registered will is available only to the testator during their lifetime; after death, on production of the death certificate. GPA and movable-property documents are limited to the executant, claimant or their agent or representative.
Is a clean EC enough without a CC in Andhra Pradesh?
No. An EC lists registered transactions; a CC is the deed text. Pair them, then have a lawyer confirm title. Not legal advice.
