Free carpet area vs super built-up area calculator: loading %, real price per sq ft (RERA, Hyderabad and Andhra Pradesh)

Free tool · Definition from the RERA Act 2016 text read 21 Oct 2026 · Arithmetic on your numbers only · Not legal advice · Runs in your browser, nothing uploaded.

What it does: an ad says "1,500 sq ft" but the RERA registration says the carpet area is smaller. Enter the carpet area from the RERA registration, the exclusive balcony or terrace area, the area quoted in the ad and the price. You get the loading %, the real price per sq ft of carpet area, and every figure in square metres. It runs in your browser; nothing is uploaded.

"carpet area" means the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment.

Real Estate (Regulation and Development) Act, 2016, section 2(k)

How to use it: get the carpet area from the project's registration (TG-RERA lookup · AP-RERA lookup), not from the brochure. Brokers: put the RERA carpet area in the ad and label any other area clearly; see our carpet area guides for Hyderabad and Andhra Pradesh and the RERA ad-box checker. Example figures in the boxes are placeholders, not a real project.

FAQ

What is loading in a flat?

Loading is the gap between the area a seller quotes (built-up or super built-up) and the carpet area the RERA Act defines. This tool shows it as a percentage of the carpet area and of the quoted area, so you can compare two flats on the same basis.

Which area does the RERA Act define?

Only carpet area. Section 2(k) of the Real Estate (Regulation and Development) Act, 2016 defines it as the net usable floor area of a flat, excluding external walls, service shafts and the exclusive balcony, verandah or open terrace, but including internal partition walls. The Act does not define super built-up, saleable or plinth area.

Where do I get the carpet area of a flat?

From the project's registration on the state RERA website. Section 4(2)(h) asks the promoter to give the carpet area of each apartment type, with the exclusive balcony or verandah and open terrace areas, if any, shown separately.

What loading percentage is normal?

We don't publish a normal or acceptable figure, because the Act sets none. Use the tool to compare flats like with like, and ask the seller in writing what the extra area includes.

Is this legal advice?

No. It is arithmetic on the numbers you enter. Not legal advice.

Official sources

Not legal advice. We don't measure flats or value property. The RERA registration, your agreement for sale and the state RERA authority's orders are what count.
