How to verify a project's TG-RERA registration before buying in Hyderabad: what to match
Short answer: Before you pay a token for a flat or plot in a Hyderabad project, take the TG-RERA registration number from the ad or brochure and look it up on TG-RERA's Search Registered Projects and Agents page. TG-RERA's own FAQ (Q3) says a buyer should visit its website, which displays all registered projects, and that ads for flats or plots must carry the TG-RERA registration number (section 11(2)). Then match the project name, promoter, location and approvals with what the seller showed you.
How to search (what the official page asks for)
- Open Search Registered Projects and Agents (linked from rera.telangana.gov.in) and choose Registered Projects.
- Search by Project Name, Promoter Name, or the TelanganaRERA Project / Agent Registration Number. You can narrow by district, taluka and village; Advanced Search adds proposed completion date, project type (residential, commercial, plotted development, mixed) and survey number.
- Type the captcha and search. What the result and project detail pages show is (to verify); we opened the search form on 14 Oct 2026 but didn't run a search.
What to match: ad, search result, documents
- Registration number: character for character. On TG-RERA's own lists, project numbers appear in forms like P02400008565 or REA02400083841, so the format varies; never guess, copy it from the ad and search it.
- Project name and phase: each phase is registered separately, and the FAQ (Q26) says a promoter can't advertise or sell amenities in a phase that isn't registered. Land added later needs its own registration (Q27).
- Promoter name: it should match the company on your booking form and agreement. The FAQ (Q24) treats a landowner who gets paid from sales as a co-promoter.
- Location: district, village and survey number in the result should match the sale papers.
- Permit number: TG-RERA's public notice says project ads must show the permit number (HMDA/GHMC/DTCP/GP), the project's TG-RERA registration number and https://rera.telangana.gov.in in the top-right corner. Our free RERA ad box checker walks you through that box.
- Completion date: the FAQ (Q6) says the promoter declares, with an affidavit, the period within which they undertake to complete the project or phase. Note it before you sign.
What TG-RERA's own alert tells buyers
TG-RERA's "RERA ALERT" advertisement, linked on its home page, says buyers should make sure the project has approvals from GHMC, HMDA, DTCP, UDA, TGIIC, a municipal corporation, municipality or Gram Panchayat and is registered with TG-RERA before making any purchases. Before buying, it says to examine, through the registration number on the TG-RERA website, the legal title, approved layout plan, project name, amenities, specifications, location, title deeds, approvals and completion timelines. The same alert says promoters may not advertise, book or sell without registration for projects over 500 square metres or more than eight units, and that a promoter collecting an advance of more than 10% without an agreement of sale is a ground for complaint.
What the answer means for you
- Green: the number from the ad finds the project; name, phase, promoter and location match your papers; the ad box shows the permit number. Move on to land and title checks.
- Amber: it matches, but for a different phase, or the promoter name differs from your booking form. Ask in writing and ask your lawyer before you pay.
- Red: no number, "registration applied" or "pre-launch" offers, a number that finds nothing or a different project, or a project on TG-RERA's revoked or defaulters list. TG-RERA's FAQ (Q17) says a promoter has to register before any advertising, marketing, booking or selling. Don't pay a token.
Buying through an agent?
Choose Registered Agents on the same search page. Agents facilitating sales in registered projects need TG-RERA agent registration (section 9, FAQ Q29), and the FAQ (Q32) says an agent is not authorised to sign on behalf of the promoter. See our TG-RERA agent registration page.
If something is wrong
The alert says violations such as pre-launch offers or selling without registration can be reported to TG-RERA, and complaints can be filed online on the TG-RERA complaints portal (Form M or N under section 31). Talk to your lawyer first.
Then run the land and title checks
- Bhu Bharati land record check. If you live abroad: NRIs and OCIs can't buy agricultural land, plantation property or a farm house (RBI Master Direction, para 3.1.1).
- Encumbrance certificate (EC) on IGRS Telangana and the prohibited property check.
- Stamp duty and registration charges in Telangana, then a lawyer's title opinion.
We don't check projects for anyone. TG-RERA registration is not a title check. This page shows what TG-RERA's own pages say, as we read them on 14 Oct 2026.

How do I check if a project is registered with TG-RERA?
Open Search Registered Projects and Agents (rerait.telangana.gov.in/SearchList/Search, linked from rera.telangana.gov.in), choose Registered Projects and search by project name, promoter name or the TelanganaRERA registration number, then type the captcha. TG-RERA's FAQ (Q3) says its website displays all registered projects.
Where is the TG-RERA number on an ad?
TG-RERA's public notice says project ads must show the permit number (HMDA/GHMC/DTCP/GP), the TG-RERA registration number and https://rera.telangana.gov.in in the top-right corner, in a font at least as large as the contact details.
Can a builder take bookings before TG-RERA registration?
TG-RERA's FAQ (Q17) says a promoter has to register the project before any advertising, marketing, booking, selling or inviting people to buy. A pre-launch offer for an unregistered project is a red flag.
Does a TG-RERA registered project mean the title is clear?
No. TG-RERA's own alert asks buyers to examine the legal title, approved layout plan and title deeds as well. A lawyer must confirm title. Not legal advice.
Can a builder ask for more than 10% advance before an agreement?
TG-RERA's RERA ALERT lists a promoter collecting an advance of more than 10% without entering into an agreement of sale as a ground for complaint to TG-RERA.

Not legal advice. We don't check properties or certify ads. A lawyer must confirm title, and the Authority's own notices override anything on this page.
