Free development agreement stamp duty and registration fee calculator (Telangana and Andhra Pradesh, joint development, DA cum GPA)
What it does: type the value the Sub-Registrar will adopt and pick the state. You get the stamp duty, the registration fee after its minimum and maximum caps and the total for three ways of papering a joint development: a plain development agreement, a development agreement cum GPA, and a plain agreement plus a separate power of attorney to the developer. Each line names the official row it used. It runs in your browser; nothing is uploaded.
Example only, not a quote. The rates are the rows we read on the official pages (Telangana saved 14 Oct 2026, AP saved 15 Oct 2026) and are explained in our Telangana and Andhra Pradesh development agreement guides. Rows can be revised; the department's own calculator and the Sub-Registrar office on the day you pay are what count. For sale agreements and sale deeds, use our agreement and sale deed calculator.

What does this calculator work out?
The stamp duty and registration fee on a development (joint development) agreement in Telangana or Andhra Pradesh, for three structures: a plain development agreement, a development agreement cum GPA, and a plain agreement plus a separate power of attorney to the developer. It applies the percentage, then the minimum and maximum fee caps from the official tables we read, and shows which row it used.
Are these the current rates?
They are the rows in the Telangana G.O.Ms.No.59 of 20-07-2021 and the 2021 registration fee table, and the AP G.O.Ms.No.581 and G.O.Ms.No.463 of 2013 and the IGRS duty and fee table, as saved by us on 14 and 15 Oct 2026. Any later revision is to verify at the Sub-Registrar office or on the department's own calculator before you pay.
What value should I enter?
The value the Sub-Registrar will adopt. In AP, the Article 6(B) text says the market value or the estimated cost of the proposed property, or the PWD schedule of rates value, whichever is higher, and the IGRS table says market value of land and construction. In Telangana, check the published market value first. Our market value guides explain how to look it up.
Why is the separate power of attorney stamp duty blank for Telangana?
We have not matched a Telangana stamp duty row for a stand-alone development power of attorney to a developer closely enough to compute it. The tool shows the registration fee row and links our Telangana power of attorney guide instead of guessing.
Is the duty on a development agreement adjusted against the flat sale deeds later?
Both states mark the development agreement rows as not adjustable, so the duty paid on the agreement is a separate cost and is not set off against later sale deeds.
Is this legal or tax advice?
No. It is arithmetic on published rows, for planning. Which structure suits a deal, and how the share and powers are drafted, are questions for your own lawyer. Not legal advice.
