Free stamp duty calculator: agreement of sale vs sale deed (Telangana and Andhra Pradesh)
What it does: pick Telangana or Andhra Pradesh, choose the document and enter the value. You'll see the stamp duty and registration fee for that document, whether the duty is adjustable against the later sale deed, and a side-by-side table of all four options. Add the date you signed to see the 4-month and 8-month registration deadlines. Rates are the rows we read in the official orders on 15 Oct 2026. It runs in your browser; nothing is uploaded.
Not included: transfer duty, user charges and any other levies the SRO adds (to verify). The base value, the "adjustable" set-off and the fee row the SRO picks are the SRO's call. Read the reasoning in our Telangana agreement of sale vs sale deed checklist and Andhra Pradesh checklist; full sale and gift rates are in our Telangana and Andhra Pradesh stamp duty guides.

Is this the full amount I'll pay at the Sub-Registrar office?
No. It covers stamp duty and the registration fee only, from the rows we read in the official orders on 15 Oct 2026. Transfer duty, user charges and any other levies are not in those orders, so ask the SRO for the full total before you go.
Why is stamp duty on an agreement with possession so high?
Both states charge an agreement with possession close to a sale: 5.5% in Telangana (G.O.Ms.No.59) and 4% in Andhra Pradesh (G.O.Ms No.581). The orders call it adjustable, meaning it is set off against duty on the later sale deed. How the SRO adjusts it is to verify with the SRO.
Does a registered agreement of sale make me the owner?
No. Both registration departments' FAQs say right, title or interest can be acquired only if the deed is registered. Ownership passes on the registered sale deed. Read our agreement of sale vs sale deed checklists linked above.
How does the 4-month clock work?
The Telangana FAQ (Q21) and IGRS AP FAQ (Q22) say a document must be presented within four months of execution (from first receipt in India if signed abroad), with up to four more months on a penalty of up to ten times the registration fee if the District Registrar permits. After eight months it cannot be accepted.
Is my data sent anywhere?
No. The calculator runs entirely in your browser. Nothing you type is uploaded or stored by us.
Is this legal advice?
No. Not legal advice. Government rates change; we checked these sources on 15 Oct 2026. The SRO's own calculation overrides this page.
