RERA registration expired or lapsed in Andhra Pradesh: extension, revocation and buyer rights under AP-RERA
Short answer: AP-RERA's FAQ explains it in four answers. A registration can be extended for force majeure, or in reasonable circumstances without the builder's fault for at most one year in total (FAQ Q48). The builder applies in Form-E before expiry with a fee of twice the registration fee, which AP-RERA may waive for force majeure (Q49). AP-RERA can also revoke a registration (Q50), and section 8 of the Act then provides ways to get the project finished (Q51). Your section 18 rights for late possession stay.
Who this is for: buyers in Visakhapatnam, Vijayawada, Guntur, Tirupati and the rest of Andhra Pradesh whose project has run past the completion date shown on AP-RERA.
AP-RERA's answers, with sources
| Question | What the source says | Status |
|---|---|---|
| How long is the registration valid? | RERA Act s.5(3): for the completion period the promoter declared when it applied. | Read (text of the Act read from our saved copy of 21 Oct 2026; the hosting PDF returned 200 on 27 Oct) |
| Can it be extended, and for how long? | AP-RERA FAQ Q48: section 6 "envisages two situations": force majeure, and "reasonable circumstance, without the fault of the promoter, which shall not be more than a maximum period of 1 year". Force majeure means war, flood, drought, fire, cyclone, earthquake or any other calamity caused by nature. | FAQ copy saved 15 Oct 2026 (the AP-RERA site did not load on 27 Oct) |
| How does the builder apply in AP? | FAQ Q49: Form-E "prior to the expiry", with payment of "twice of the registration fee" under rule 3(3) of the AP Rules 2017 and an explanatory note with supporting documents. For force majeure the Authority "may at its discretion waive the fee". | Same copy |
| Can AP-RERA revoke it? | FAQ Q50: "Yes, as per section 7 of the act". The Act requires at least 30 days' notice to the promoter, and lets the Authority freeze the project bank account and list the promoter as a defaulter (s.7(2), 7(4)). | Same copy; Act read (text of the Act read from our saved copy of 21 Oct 2026; the hosting PDF returned 200 on 27 Oct) |
| What happens to the unfinished project? | FAQ Q51: section 8 "provides for various mechanisms to complete the project". s.8 names completion by the competent authority or by the association of allottees, with the association getting the first right of refusal after a revocation. | Same copy |
| How soon before expiry must the AP application be made? | Q49 says only "prior to the expiry". We did not re-read the AP Rules themselves for an exact window. | To verify |
What to do in AP when the date has passed
- Find the project on AP-RERA (our AP-RERA project check guide) and note the completion date and any extension shown.
- Ask the builder for the extension order in writing, with the new date and the reason given to AP-RERA.
- Check the possession date in your agreement for sale. See our AP agreement of sale checklist. Delay is counted against that date under s.18.
- Decide: wait with interest, or withdraw with a refund and interest. Both are in s.18. Our AP-RERA complaint guide covers the forms.
- If there is talk of revocation, organise the buyers. Our AP apartment association guide shows how an association is formed.
Red flag: "RERA is only paperwork, the extension is automatic". On the FAQ it is an application, with a fee and reasons, that the Authority decides. Ask to see the order.
