Builder's RERA registration expired in Hyderabad? Extension, revocation and your rights under TG-RERA

Official texts read on 27 Oct 2026 · Not legal advice · Government websites change, so re-check before you rely on a step.

Short answer: a project's RERA registration is valid only until the completion date the builder itself declared when it registered (RERA Act section 5(3)). If the work is not finished by then, the builder must ask TG-RERA for an extension in Form 'E' within the three months before expiry (Telangana RERA Rules 2017, rule 6). If the registration lapses or is revoked, the Act lets the Authority arrange for the remaining work to be finished, including by the association of buyers (section 8). Your right to a refund with interest for late possession under section 18 does not depend on the extension.

Who this is for: Hyderabad and Telangana flat or plot buyers whose project's completion date on the TG-RERA site has passed, or who are told "RERA has been extended" while possession keeps slipping.

What the official texts say

How long is a registration valid?RERA Act s.5(3): for the period "declared by the promoter" under s.4(2)(l)(C) "for completion of the project or phase thereof".Read (text of the Act read from our saved copy of 21 Oct 2026; the hosting PDF returned 200 on 27 Oct)
When can it be extended?s.6: on force majeure, meaning "war, flood, drought, fire, cyclone, earthquake or any other calamity caused by nature". Also "in reasonable circumstances, without default on the part of the promoter", for reasons recorded in writing, which "shall, in aggregate, not exceed a period of one year".Read (same copy)
How does a builder apply in Telangana?TG RERA Rules rule 6(a)-(b): Form 'E', "within three months prior to the expiry", with a fee of half the registration fee and an explanatory note on the reasons for delay. No fee if the ground is force majeure.Read 27 Oct 2026
Is there an outer limit?Rule 6(c): the extension "shall not be beyond the period provided as per local laws for completion of the project". Rule 6(d): an extension is issued in Form 'F', a rejection in Form 'D'.Read 27 Oct 2026
Can TG-RERA revoke a registration?RERA Act s.7: yes, for default under the Act, breach of the approval's conditions, or unfair practice. The promoter gets at least 30 days' notice. Check this if the completion date has passed

  1. Look the project up on TG-RERA. Our TG-RERA project check guide shows how. Note the declared completion date and whether an extension order (Form 'F') is shown.
  2. Ask the builder in writing for a copy of the extension order and the new completion date. An extension is an order of the Authority, not a line in a sales message.
  3. Compare with your agreement for sale. The possession date in your agreement is what section 18 measures delay against. An extension of the registration does not, on any text we read, rewrite your agreement.
  4. Read the quarterly updates on the project page to see how much work is actually done.
  5. If possession is late, you can ask for interest for every month of delay, or withdraw and ask for a refund with interest (s.18). Our TG-RERA complaint guide explains Form M.
  6. If the registration is revoked, talk to the other buyers early. Under s.8 the association may be offered the chance to complete the work. Our association registration guide explains how to form one.

Red flag: a builder that keeps taking instalments on a project whose registration has expired with no extension shown on TG-RERA. Ask for the extension order before you pay the next instalment, and keep every receipt.

FAQ

What happens when a project's RERA registration expires in Telangana?

It was valid only for the completion period the builder declared (s.5(3)). The builder must apply for extension in Form 'E' within the three months before expiry (TG rule 6). If it lapses, s.8 lets the Authority arrange completion.

How long can TG-RERA extend a registration?

For reasons other than force majeure, s.6 caps extensions at one year in aggregate. Rule 6(c) adds that it cannot go beyond the completion period allowed under local laws.

Does an extension take away my right to interest for delay?

On the texts we read, no. Section 18 measures delay against the date in your agreement for sale. Confirm for your case with a lawyer.

What if TG-RERA revokes the registration?

It can freeze the project account and list the promoter as a defaulter (s.7(4)). The association of allottees gets the first right of refusal to complete the work (s.8).
