Registration slot booking online in Andhra Pradesh (Vizag, Vijayawada): IGRS Slot Booking Service
Short answer: In Andhra Pradesh (including Visakhapatnam / Vizag and Vijayawada), the Registration & Stamps Department publishes a public Slot Booking Service on registration.ap.gov.in/igrs. The home-page tile opens Slot Booking – CARD. The official Slot Booking Service user manual (Vijayawada, 2025) says you pick an SRO (or RO), choose a date up to 15 days ahead, enter your Application ID from Public Data Entry (PDE), verify with Aadhaar or mobile OTP, and confirm with an IGRS-PDE / CFMS challan (stamp duty, registration fee and user charges). We don't book slots for anyone. This page shows what the official pages and PDF showed when we read them on 14 Oct 2026.
What you need before you open Slot Booking
- An Application ID from the department's Public Data Entry (PDE) / CARD PRIMME flow. The free PDE service is described in HowToRegisterDocument.pdf: parties fill the fields on the web portal and the document can be generated from that input. PDE login is at cardprimme.rs.ap.gov.in/PDE (login / OTP screens are (to verify)).
- Payment ready as IGRS-PDE (one Department Transaction ID / challan) or separate Stamp Duty (SD), Registration Fee (RF) and User Charges (UC) challan details — those field names are from the slot-booking manual.
- The deed must still be presented within the Registration Act time limit. Registration FAQ Q22: generally within four months of execution (signature); if executed outside India, four months from first receipt in India (then another four months with penalty, subject to the FAQ's rules). Q23: SRO offices generally accept deeds 10:30 a.m. to 5 p.m. on working days.
Step by step: book a slot on the IGRS website
- Open https://registration.ap.gov.in/igrs and click Slot Booking Service (opens /igrs/QrCodepage, titled Slot Booking – CARD).
- Select the Sub-Registrar Office (SRO) or RO from the drop-down. The 2025 manual states: 39 slots for an SRO and 79 slots for an RO. Click Book a Slot.
- Choose the date → Show Slots. Booking is day-by-day; you can book up to 15 days from today. Available slots show in green; booked slots in red.
- When prompted, enter the Application ID and Verify. An invalid ID shows an error; a valid ID opens the booking screen (to verify on a live ID — we did not book a real slot).
- Authenticate with Aadhaar OTP or Mobile OTP (to verify).
- Confirm with either IGRS-PDE (single challan / Department Transaction ID) or Challan fields for SD, RF and UC → Confirm / Submit.
- On registration day, the parties who must admit execution still have to appear as in Registration FAQ Q25 (executant present, or an agent with a properly attested power under s.33). Slot booking is not a substitute for who must attend.
Other official ways to book the same slot
- From the PDE app: Book a Slot → pick the application → Action (or Reschedule) → same scanning / OTP / challan steps.
- QR code at the SRO: the office can display a QR; scanning it opens the slot-booking page for that office. Useful if you are already at the counter and need a later slot.
- Reschedule: allowed for a future date when a party can't attend. The manual states a rescheduling fee of ₹200, paid through the IGRS payment gateway (not CFMS). OTP again on the new slot.
Anywhere registration (same district)
AP's Anywhere Registration note explains that, within a Registration District where Sub-Registrar offices are amalgamated with the District Registrar, you can register at any of the joint sub-registrar offices in that district (implemented across 38 Registration Districts as stated in that PDF). Slot booking still needs the SRO/RO you chose. Confirm which offices are amalgamated for Vizag or Vijayawada with the department before you rely on it (to verify for your deed).
What it means for you
- Green: Application ID from PDE is ready, SD/RF/UC (or IGRS-PDE challan) paid, slot confirmed in green for the right SRO within 15 days, and the parties who must admit execution can attend that time.
- Amber: only red (booked) slots on your preferred day, or a party drops out — use Reschedule (₹200 via IGRS gateway) or pick another joint SRO if Anywhere Registration applies to your district.
- Red: no Application ID yet but someone wants you at the SRO "today without PDE", or the Application ID won't verify. Finish PDE and payment first; don't invent a workaround.
Then finish the other checks
- Encumbrance certificate (EC) online, IGRS AP before you pay for the property.
- Mutation / name transfer on Meebhoomi after the deed is registered.
- Registration of a Document page on IGRS for process links and the PDE / How-to PDFs.
We don't check properties or book SRO slots for anyone. Property in Hyderabad? See our Telangana registration slot booking guide.
