Registration slot booking online in Telangana / Hyderabad (IGRS): Pre Registration steps
Short answer: To register a sale deed (or most other deeds) at a Sub-Registrar Office (SRO) in Hyderabad / Telangana, the Registration & Stamps Department's own Slot Booking Advisory says you must book a slot online on registration.telangana.gov.in for a specific visit time. The official flow is Pre Registration (with slot booking): create a citizen login, enter the deed and property details, pay stamp duty and registration fee, then book the SRO slot. We don't book slots for anyone. This page shows what the official pages and PDFs showed when we read them on 14 Oct 2026.
Why slot booking matters before registration day
- The Slot Booking Advisory is plain: without an online slot, you don't get a fixed time at the SRO for document registration.
- The department's Property Transaction Advisory tells buyers to verify the encumbrance certificate (EC) and copies of registered documents (CC) before buying, and to get spellings, ages, addresses and property details right in Pre Registration and the deed — mistakes there cause mutation errors, future disputes or extra SRO visits for corrections.
- So the slot is the last step of an online prep flow, not the first thing you click on the morning of registration.
Step by step: book a registration slot (Telangana / Hyderabad)
- Prepare the papers. Gather the deed draft, link documents, ID proofs and whatever else your lawyer lists for that deed type. The Slot Booking Advisory's first step is simply: prepare the documents needed for registration.
- Open the official portal. Go to registration.telangana.gov.in. Under Online Services, open Pre Registration (PreRegistration.htm). A recorded video guide sits at Pre_reg_slot_booking_Video.htm (MP4 also linked from that page).
- Create / use a citizen login. The login page is auth_login.htm. It asks for User Type, username, password and a captcha. Signup and post-login screens are (to verify).
- Start Pre Registration. The NIC Pre Registration (WITH SLOT BOOKING) user manual says: after login, open the dashboard → choose Application for registration → enter property details carefully and add link documents if any → verify market value and the registration charges against the consideration → enter executant / claimant / representor details.
- Pay stamp duty and registration fee. The Slot Booking Advisory and the user manual both place payment (stamp duty + registration fee) before slot booking. The citizen then downloads a transaction summary. Exact payment-gateway screens are (to verify). For the published TG rates, see our stamp duty and registration charges guide.
- Book the SRO slot. After payment, the manual says the citizen goes further for Slot Booking, then can download an acknowledgment and locate the SRO on Google Maps.
- Visit the SRO at the booked time with the parties and papers, and follow the office procedures (photographs / biometrics at the counter are (to verify) on the day).
- Cancel or reschedule if needed. The advisory and the manual both say the portal lets you cancel or reschedule from login: SLOT CANCEL (red button — for refund or a fresh entry) and SLOT RESCHEDULE (blue button). Exact refund rules and any reschedule fee are (to verify) — we don't invent amounts not stated on the pages we read.
Sale deed + a follow-on deed on the same visit
The user manual has a special note: after you book a slot for a Sale Deed, you can start Pre Registration for a subsequent deed (example given: Mortgage / DoTD / Gift), tag it to the already slot-booked ID, and register both documents in the same visit. How that tagging screen looks today is (to verify).
What it means for you
- Green: Pre Registration is complete, stamp duty and registration fee are paid, you have an acknowledgment for a slot at the right SRO, and the names / survey or door numbers in the online entry match the deed your lawyer finalised.
- Amber: slot booked but a party can't attend, or a spelling / survey mismatch showed up after payment. Use SLOT RESCHEDULE or fix the data before you go — don't assume the SRO will rewrite it on the spot.
- Red: someone asks you to "skip the portal and pay cash at the counter for a same-day slot", or the seller wants the token money before you have checked the EC and the land record. Stop and straighten that out first.
Then finish the other checks
- Encumbrance certificate (EC) online before you pay for the property.
- Mutation / name transfer on Bhu Bharati after the deed is registered (registration ≠ revenue name update).
- Stamp duty and registration charges so the amount you pay online matches the published rates.
We don't check properties or book SRO slots for anyone. Property in Visakhapatnam or Vijayawada? See our Andhra Pradesh registration slot booking guide.
