Lost the original sale deed in Hyderabad or Telangana? Police report, CC copy and buyer checks

Official pages read on 24 Oct 2026 · Not legal advice · Government websites change, so re-check before you rely on a step.

Short answer: if the original sale deed or title deed for a Hyderabad or Telangana property is lost, the registration itself is not lost. The Sub-Registrar's office keeps the registered record, and you can get a copy of the registered document (CC) from the Registration and Stamps Department. For the loss itself, Telangana Police take "missing documents" reports through MeeSeva (the Hyderabad Police MeeSeva page lists the missing-documents services). Do both: the CC proves what was registered, and the police record shows when and how the original went missing. If you are the buyer and the seller says the original is lost, treat it as a reason to check harder, not a reason to skip checks.

For the portal steps to download a CC, see our Telangana CC guide. This page covers the loss situation: what to file, in what order, and the red flags for buyers.

What the official sources say (Telangana)

StepOfficial source and what it saysStatus
Report the loss to the policeThe Telangana Police MeeSeva SOP lists "Missing Documents/ Articles" as a MeeSeva police service. Its recommended uploads are a citizen petition, address proof and ID proof, with a photocopy of the missing document "not mandatory". It notes that unclear or blank uploads lead to police-station visits and delay.Read 24 Oct 2026 (search copy of the official PDF)
Fee and time for a deedThe same SOP shows Rs 245 and 21 days for bonds, with a self-affidavit added, and Rs 145 and 7 days for simpler items. The row for title deeds, which may also ask for a newspaper advertisement, could not be opened live.To verify at MeeSeva before you pay
Where to applyThe Telangana State Portal MeeSeva list shows a Police "Missing Lost Document" service. The Telangana Police site offers "Lodge a Petition" and "Check Petition Status".Read 24 Oct 2026

Buyer warningThe department's Property Transaction Advisory asks buyers to verify the EC and copies of registered documents, to "check frauds relating to colour photocopies styled as originals", and warns of forged powers of attorney, including ones made as if given by NRI principals.Read 14 Oct 2026

To verify: whether your bank or a buyer's bank will accept the police record plus CC in place of the original, and what extra papers it wants (some ask for an indemnity or a public notice). That is bank practice, not in the official pages we read.

Owner: seven steps after losing the original in Telangana

  1. Search first. Check the bank (if the property was ever mortgaged, the bank may hold the original), the lawyer who handled the purchase, and family members.
  2. Write down the details: document number, year, Sub-Registrar office, and the date, time and place you last had it. You need them for both the police and the CC request.
  3. File the missing-document report through MeeSeva. Upload a clear petition, ID and address proof, and a photocopy of the deed if you have one.
  4. Get a CC of the registered document from the Registration and Stamps Department and check it against your photocopies.
  5. Pull a fresh EC for the property to confirm nobody has registered anything on it since. See our EC guide.
  6. Keep the bundle together: police record, CC, EC, tax receipts and mutation records. When you sell, a buyer and their bank will ask for all of it.
  7. Check again later. A lost original can be misused. Re-run the EC every few months until the property is sold or the original turns up.

Buyer: when the seller says "the original is lost"

Common mistake: accepting a colour photocopy or a "true copy" signed by the seller as the original. The department's own advisory names colour photocopies passed off as originals as a fraud to check for.

FAQ

Is my property still mine if I lose the original sale deed?

Losing the paper does not undo the registration. The Sub-Registrar's office keeps the registered record, and you can get a copy (CC) from the Registration and Stamps Department. Protect yourself against misuse with a police record and regular EC checks.

Where do I report a lost title deed in Hyderabad?

Telangana Police take missing-document reports through MeeSeva; the Hyderabad Police MeeSeva page lists the missing documents services. The exact fee and time for a deed is to verify at MeeSeva.

Can I sell a flat in Telangana without the original deed?

Nothing we read bars it, but buyers and their banks usually ask for the police record, a CC and a recent EC, and may ask for more. Ask your lawyer and the buyer's bank early.

The seller says the original is with 'a relative'. What should I check?

Ask for the CC, a recent EC and a CERSAI search, and match document numbers and names. The department's advisory warns about colour photocopies passed off as originals and forged powers of attorney.
