Lost the original sale deed in Andhra Pradesh? Police complaint, CC copy and buyer checks for Vizag and Vijayawada

Official pages read on 24 Oct 2026 · Not legal advice · Government websites change, so re-check before you rely on a step.

Short answer: in Andhra Pradesh, losing the original sale deed does not cancel the registration. The Sub-Registrar's office keeps the record, and FAQ Q41 of the AP Registration and Stamps Department says any person may obtain a copy of a registered document relating to immovable property. For the loss, AP Police take missing or lost document complaints through MeeSeva: the National Government Services Portal lists "Missing / Lost Documents / Articles by Police, Andhra Pradesh" as a fully online service. Get both the police record and a copy (CC) of the registered deed before you sell, borrow or transfer.

For the portal steps to download a CC or Signed CC, see our AP CC guide. This page is about the loss itself.

To verify: what your bank needs in place of a lost original (some ask for an indemnity bond or a newspaper notice). That is bank practice, not in the official pages we read.

Owner: what to do in Vizag, Vijayawada or anywhere in AP

  1. Rule out the bank. If there was ever a home loan, ask whether the lender still holds the original.
  2. Collect the identifiers: document number, year, Sub-Registrar office, survey or door number.
  3. File the MeeSeva police complaint with a clear reason, place and date of loss, and ID and address proof.
  4. Get a CC or Signed CC through IGRS AP or a MeeSeva kiosk, and match it to your photocopies.
  5. Pull a fresh EC (how) and check the land record on Meebhoomi so the owner name still matches.
  6. Keep one file with the police record, CC, EC, tax receipts and mutation papers.
  7. Re-check the EC periodically until you sell or find the original.

Buyer: seller says the original is lost

Common mistake: treating a notarised affidavit from the seller as a replacement for the deed. It records the seller's statement; the registered record and the CC are what show title.
