Home loan mortgage (deposit of title deeds, MODT) in Andhra Pradesh (Vizag, Vijayawada): stamp duty and registration fee

Official documents read 14 to 20 Oct 2026 · Not legal advice · Government websites change, so re-check before you rely on a step.

Short answer: In Andhra Pradesh, a home loan mortgage by deposit of title deeds (MODT) is listed at 0.5% stamp duty on the loan amount, a 0.1% registration fee capped at Rs 10,000, and Rs 100 user charges (IGRS table row 9). The stamp duty schedule caps the duty at Rs 50,000, but the IGRS home table prints that Rs 50,000 as a "minimum", so confirm which applies before you pay. Releasing the deeds after repayment is Re 1 + Rs 1,000 + Rs 100 (row 50).

IGRS duty and fee table re-read live on registration.ap.gov.in on 20 Oct 2026 (same as our 15 Oct copy). Matched against the stamp duty schedule PDF (Article 7(a)) and the registration fee table PDF (G.O.Ms.No.463 of 2013) saved by us on 15 Oct 2026. Any later change is to verify at the Sub-Registrar office.

The Rs 50,000 question

Article 7(a) of the stamp duty schedule reads "0.5% of the amount secured by such deed, subject to a maximum of fifty thousand rupees". The IGRS home table's row 9 prints "Subject to a minimum of Rs. 50,000/-". We can't tell you which the office will apply. Run the IGRS Duty Fee Calculator for your loan amount and ask the Sub-Registrar before you buy stamp paper (to verify).

The schedule also says any letter, note or memorandum about depositing title deeds, for the first loan or any later loan, counts as the instrument if there is no separate agreement. A mortgage deed that is not a deposit of title deeds is charged under Article 35 (with possession, the same duty as a sale on the amount secured); ask the office for that rate (to verify).

How it adds up

Example only, not a quote: totals from the rows above, before stamp vendor or e-stamp service charges.

Compare: a sale deed is 4% duty in AP (see our AP sale and gift deed charges guide).

Your loan terms, what the bank asks you to sign, and whether a mortgage needs registering in your case are questions for your bank and your own lawyer. This page only lists the published fee and duty rows and what the department's own papers say. Not legal advice.
