Time limit to register a sale deed in Telangana: 4 months, delay fine and deeds signed abroad

Official texts read on 25 Oct 2026 · Not legal advice · Government websites change, so re-check before you rely on a step.

Short answer: in Telangana a signed sale deed has to reach the Sub-Registrar within four months of the date it was signed. If it misses that window, the District Registrar can still allow it within the next four months, but only with a penalty of up to ten times the registration fee and only for a genuine reason. After eight months from signing the department says it cannot be accepted at all. For a deed signed outside India, the four months run from the date it first arrives in India. Sources: the Telangana Registration FAQ (Q21) and sections 23, 25, 26 and 34 of the Registration Act, 1908.

Who this is for: Hyderabad and Telangana buyers whose sale deed is signed but registration keeps slipping (loan not sanctioned, seller travelling, a co-owner unavailable), and NRI sellers or buyers who sign the deed abroad and courier it home.

What to do in Telangana, step by step

  1. Note the signing date of every seller and buyer. Write it on your file. Four months from the earliest signature is your working deadline (s.24 gives each later signatory four months from their own date, but do not plan around that).
  2. Book the slot before you sign, not after. If a loan, a co-owner's travel or a pending document might delay you, delay the signing instead. Our slot booking guide and the SRO documents list help you fix a date you can keep.
  3. If you are past four months but within eight, ask the Sub-Registrar for the condonation route: a written application explaining the urgent necessity or unavoidable accident, which goes to the District Registrar. Attach proof (hospital papers, travel records, a bank's sanction delay letter). The fine is at the Registrar's discretion up to the cap.
  4. If the deed was signed abroad, keep the courier receipt or airline record that shows the date the original reached India, and get any power of attorney attested as the FAQ requires (Notary, consul or vice-consul outside India). See our NRI power of attorney guide.
  5. If eight months have passed, the department says the deed cannot be accepted. The usual way forward is a fresh deed signed again by all parties (ask a lawyer); whether stamp duty already paid can be refunded is a separate question covered in our stamp refund guide.

Common mistake: paying most of the price, signing the deed, and leaving registration "for later". Q20 of the TG FAQ warns that an unregistered deed that must be registered does not affect the property and is not admissible in evidence (Registration Act s.49), so until it is registered your money is protected only by the seller's goodwill.
