Release deed (relinquishment deed) in Telangana (Hyderabad): registration fee and stamp duty
Short answer: In Telangana, a release deed (also called a relinquishment deed, where a co-owner or heir gives up their share to the others) carries a registration fee of 0.5%, with a minimum of Rs 2,000 and a maximum of Rs 25,000 when the release is in favour of a family member, or Rs 1,00,000 for anyone else (fee table of 02-09-2021, Category 2, row 5). The stamp duty for a release is not in the 2021 stamp duty G.O.Ms.No.59, so it is to verify with the Sub-Registrar office; we don't print a number.
When people use a release deed
- Heirs after a death: the Registration FAQ (Q5) says that when there are two or more heirs, one or two can become full owners while the others take money for their share, "either by means of partition or by means of release as the parties may wish".
- Joint buyers: one joint owner gives up their share to the other, with or without payment.
- It must be registered: the same FAQ lists release among the non-testamentary instruments affecting immovable property worth Rs 100 or more that are compulsorily registrable.
- Not the same as a mortgage release: releasing a bank mortgage after a home loan is a separate flat Rs 2,000 row (Category 3, row 2). See our Telangana home loan mortgage guide.
The fee row
- Release in favour of a family member (Category 2, row 5(i)): 0.5%, minimum Rs 2,000, maximum Rs 25,000.
- Release in favour of any other person (Category 2, row 5(ii)): 0.5%, minimum Rs 2,000, maximum Rs 1,00,000.
Who counts as family: the fee notification defines a family member as father, mother, husband, wife, brother, sister, son, daughter, and includes grandfather, grandmother, grandchild, adoptive father or mother, and adopted son or daughter.
How the fee adds up
Example only, not a quote: registration fee only, on the value of the share given up; stamp duty and any user charges are extra and to verify.
- Sister releases a Rs 40 lakh share to her brother (family): 0.5% = Rs 20,000 (under the Rs 25,000 cap).
- Same release, share worth Rs 80 lakh: 0.5% = Rs 40,000, so the family cap applies and the fee is Rs 25,000.
- Rs 80 lakh share released to a non-family co-buyer: 0.5% = Rs 40,000 (under the Rs 1,00,000 cap).
- Share worth Rs 3 lakh, family: 0.5% = Rs 1,500, so the minimum applies and the fee is Rs 2,000.
Release or partition?
For family members, a partition in Telangana has a published duty row: 0.5% on the separated shares, capped at Rs 1,00,000, with a flat Rs 2,000 fee (see our partition and settlement guide). A release has no published duty row in the G.O. we read. Before choosing, ask the Sub-Registrar what duty each option carries for your case, and ask your lawyer which one fits (to verify).
Whether a release, a partition, a settlement or a sale suits your family, and how it affects tax or inheritance, are questions for your own lawyer and tax adviser. This page only lists the published fee and duty rows and what the department's own FAQs say. Not legal advice.

The 2021 fee table (Category 2, row 5) lists 0.5% with a minimum of Rs 2,000. The maximum is Rs 25,000 if the release is in favour of a family member and Rs 1,00,000 for anyone else.
What is the stamp duty on a release deed in Telangana?
G.O.Ms.No.59 of 2021 has no release row and we hold no other official Telangana figure, so we don't quote one. Ask the Sub-Registrar office or the District Registrar.
Is a relinquishment deed the same as a release deed?
People use both words for the same idea: a co-owner or heir gives up their share. The Telangana fee table calls the instrument a release.
Can heirs settle a property by release instead of partition?
Yes. The Telangana Registration FAQ (Q5) says it can be done by partition or by release, as the parties wish. Ask your lawyer which fits your case.
Does a release deed have to be registered?
The Registration FAQ lists release among instruments affecting immovable property worth Rs 100 or more that must be registered.
